Developer Proposes 39 Townhomes in SE Vancouver


A new townhome development could soon take shape in southeast Vancouver as the city continues to see increased interest in higher density housing.



A local developer has submitted plans for a proposed 39 townhome subdivision on nearly five acres along Southeast 39th Street. The site sits just east of Southeast 164th Avenue and north of State Highway 14, spanning both the north and south sides of Southeast 39th Street.


According to planning documents filed with the city, the development would combine eight currently vacant parcels into a single subdivision designed for attached townhome housing. The property is already zoned for higher density residential development and is surrounded by similar townhome communities on two sides.


A creek running along the eastern edge of the site will limit the number of homes that can be constructed in certain areas. Environmental regulations protecting riparian corridors often reduce the buildable footprint of land near waterways. Developers across the region have noted that many of the remaining undeveloped parcels come with similar constraints, either due to environmental protections or challenging site conditions.


Even with those limitations, projects like this reflect a broader shift in housing development across the region. Cities are increasingly encouraging townhome and higher density residential communities as a way to create additional housing supply while making efficient use of available land.
