Mid-Willamette Valley Market Update – February, 2025

Polk and Marion Counties

New listings (201) decreased 12.6% from the 230 listed in February 2024, and decreased 9.0% from the 221 listed in January 2025. Pending sales (201) decreased 12.2% from the 229 offers accepted in February 2024, and increased 17.5% from the 171 offers accepted in January 2025. Closed sales (140) decreased 9.7% from the 155 closings in February 2024, and increased 3.7% from the 135 closings in January 2025.
Inventory decreased to 3.5 months in February. That means if no new homes were to come onto the market, that it would take 3.05 months to sell at the rate at which they are selling. Total market time decreased to 65 days.
Comparing the first two months of 2025 to the same period in 2024, new listings (426) decreased 2.1%, pending sales (360) decreased 10.4%, and closed sales (285) increased 1.4%.
Comparing 2025 to 2024 through February, the average sale price has decreased 5.0% from $470,100 to $446,600.

Lane County

New listings (324) decreased 9.0% from the 356 listed in February 2024, and decreased 4.7% from the 340 listed in January 2025. Pending sales (286) decreased 14.6% from the 335 offers accepted in February 2024, and increased 0.7% from the 284 offers accepted in January 2025. Closed sales (221) decreased 7.1% from the 238 closings in February 2024, and decreased 4.7% from the 232 closings in January 2025.
Inventory increased to 3.1 months in February. That means if no new homes were to come onto the market, that it would take 3.1 months to sell at the rate at which they are selling. Total market time decreased to 68 days.
Comparing the first two months of 2025 to the same period in 2024, new listings (668) increased 4.4%, pending sales (554) decreased 5.3%, and closed sales (457) increased 9.1%.
Comparing 2025 to 2024 through February, the average sale price has increased 0.9% from $466,100 to $470,400.
