Mid-Willamette Valley Market Updates – June 2026
Polk and Marion Counties
New listings (332) increased 3.1% from the 322 listed in June 2025, and decreased 3.8% from the 345 listed in May 2026. Pending sales (223) increased 1.8% from the 219 offers accepted in June 2025, and decreased 5.1% from the 235 offers accepted in May 2026. Closed sales (210) increased 9.4% from the 192 closings in June 2025, and increased 7.7% from the 195 closings in May 2026.
Inventory increased to 3.9 months in June. That means if no new homes were to come onto the market, that it would take 3.9months to sell at the rate at which they are selling. Total market time decreased to 70 days.
Comparing the first six months of 2026 to the same period in 2025, new listings (1,801) increased 5.1%, pending sales (1,265) increased 1.0%, and closed sales (1,115) increased 0.2%.
Comparing 2026 to 2025 through June, the average sale price has increased 0.2% from $478,700 to $479,700.
Lane County
New listings (508) increased 3.0% from the 493 listed in June 2025, and decreased 2.9% from the 523 listed in May 2026. Pending sales (422) increased 0.7% from the 419 offers accepted in June 2025, and increased 6.6% from the 396 offers accepted in May 2026. Closed sales (386) increased 12.9% from the 342 closings in June 2025, and increased 32.2% from the 292 closings in May 2026.
Inventory decreased to 2.4 months in June. That means if no new homes were to come onto the market, that it would take 2.4 months to sell at the rate at which they are selling. Total market time decreased to 51 days.
Comparing the first six months of 2026 to the same period in 2025, new listings (2,621) decreased 5.5%, pending sales (2,031) decreased 1.8%, and closed sales (1,756) decreased 1.0%.
Comparing 2026 to 2025 through June, the average sale price has increased 0.9% from $474,500 to $478,900.
