East Vancouver Project Could Bring 30 New Homes

One of the last undeveloped parcels along Northeast 49th Street in Vancouver’s East Image neighborhood may soon be transformed into a new subdivision. Plans were recently submitted to the city for an infill community of approximately 27 to 30 homes on a 2.2-acre site at 13206 NE 49th Street.

The proposal includes two options: one featuring 27 detached single-family homes and another with 30 attached homes. Either way, the project is designed as infill housing, which allows for compact lots as small as 2,000 square feet, while still maintaining livable and efficient layouts.

If the project moves forward as envisioned, construction could begin in 2026, with the first homes completed by summer of 2027. This new development would add to an already vibrant stretch of Northeast 49th Street, where apartment complexes, manufactured home parks, and residential communities line much of the corridor.

As Vancouver continues to grow, infill projects like this one are becoming more common, maximizing available land and adding much-needed housing to established neighborhoods.

The big picture is clear: buyers will have more opportunities in areas like East Image over the coming years, but competition remains strong and planning ahead is key.
