Polk and Marion Counties
New listings (265) decreased 4.3% from the 277 listed in August 2024, and decreased 20.7% from the 334 listed in July 2025. Pending sales (240) increased 5.3% from the 228 offers accepted in August 2024, and increased 1.7% from the 236 offers accepted in July 2025. Closed sales (186) decreased 19.5% from the 231 closings in August 2024, and decreased 6.5% from the 199 closings in July 2025.
Inventory increased to 3.9 months in August. That means if no new homes were to come onto the market, that it would take 3.9 months to sell at the rate at which they are selling. Total market time increased to 60 days.
Comparing the first eight months of 2025 to the same period in 2024, new listings (2,329) decreased 1.6%, pending sales (1,683) decreased 3.4%, and closed sales (1,539) decreased 5.6%.
Comparing 2025 to 2024 through August, the average sale price has increased 1.7% from $466,700 to $474,600.
Lane County
New listings (442) decreased 8.9% from the 485 listed in August 2024, and decreased 13.0% from the 508 listed in July 2025. Pending sales (409) increased 10.8% from the 369 offers accepted in August 2024, and increased 3.8% from the 394 offers accepted in July 2025. Closed sales (362) matched the 362 closings in August 2024, and decreased 4.7% from the 380 closings in July 2025.
Inventory held steady at 2.8 months in August. That means if no new homes were to come onto the market, that it would take 2.8 months to sell at the rate at which they are selling. Total market time increased to 52 days.
Comparing the first eight months of 2025 to the same period in 2024, new listings (3,754) increased 4.9%, pending sales (2,803) increased 3.9%, and closed sales (2,555) increased 2.5%.
Comparing 2025 to 2024 through August, the average sale price has increased 1.6% from $476,500 to $484,000.
