New 37-Lot Development Aims to Boost Clark County’s Housing Supply


A Vancouver-based developer, Provision Group, has proposed a new 37-lot single-family housing development called Hidden Pine Compact Subdivision in Northeast Hazel Dell. The 3.57-acre site, located just south of Northeast 88th Street and west of Northeast St. Johns Road, will offer lots ranging from 2,800 to 4,600 square feet. This development is part of a broader effort to expand Clark County’s housing supply, which has seen a slowdown in approvals over the past few years.



While the number of approved lots dropped from 1,500 in 2021 to about 900 in the past year, there is still strong demand for housing in the region. With Clark County expected to need 100,000 new homes, apartments, and other dwellings over the next two decades to meet growth projections, projects like Hidden Pine are crucial to addressing that gap.




The current market presents challenges for developers due to higher interest rates and inflation, which have made it harder to get new projects underway. However, the county’s recent approval of a Housing Options Study and Action Plan, which allows for the development of smaller lots, is a step in the right direction for increasing affordable housing.



In a time when new development faces hurdles, the Hidden Pine project is a promising addition to Clark County’s housing options, providing more choices for homebuyers in a growing market.
