Spring Salem Housing Data Revealed
The Salem and Keizer housing market continues to move toward a more balanced pace this spring. The latest numbers show stabilizing prices, increasing inventory, and steady buyer activity, creating opportunities for both buyers and sellers.

The current median sales price sits at $436,498, down slightly from both last month and the same time last year. Rather than signaling a decline, the market appears to be normalizing after several years of rapid appreciation.
Inventory is also improving. Active listings climbed to 407 homes, while new listings rose nearly 15% from the previous month. For buyers, that means more options and slightly less competition than we have seen in recent years.

Homes are taking longer to sell as well, with median days on market sitting at 64 days. Buyers have a little more time to make decisions, while sellers are finding that pricing and presentation matter more than ever.
Even with these shifts, Salem and Keizer still lean toward a seller’s market overall, with just 2.3 months of inventory. At the same time, sellers are still averaging 99.1% of the original list price received, showing that well-positioned homes continue to attract strong offers.

The overall story is one of adjustment and balance. Buyers are gaining more breathing room, inventory is improving, and sellers who approach the market strategically are seeing strong results.
