Vancouver Development Activity Slows

The Vancouver housing market is running into a challenge becoming increasingly common across the Pacific Northwest with new construction projects getting harder to make financially viable.

City officials recently shared that major apartment and mixed-use development activity in downtown Vancouver and at the waterfront has slowed dramatically, with virtually no large projects currently moving through the permitting pipeline.

The issue is not demand. Vancouver continues to grow rapidly, but rising construction costs, higher interest rates, slower rent growth, labor shortages, and broader economic uncertainty are making many projects difficult to justify financially.

As a result, housing production has fallen below the levels needed to keep pace with projected population growth.

Affordable housing is facing an even greater challenge. While hundreds of units remain in the pipeline, city leaders say funding and subsidy support continue to fall short of what is needed to meaningfully increase supply.

From a real estate perspective, this matters because slowing construction today can create tighter inventory and additional pricing pressure down the road, especially in fast-growing markets like Vancouver.

Vancouver remains a highly desirable market with strong long-term fundamentals. However, like many growing cities, it is now navigating the difficult balance between affordability, development costs, and future housing supply.

For buyers, sellers, and investors, these development trends are worth watching, as they will continue shaping inventory levels, competition, and long-term market conditions across the region.
